Why You Need a Realtor®
- A REALTOR® Subscribes to Ethics A REALTOR® belongs to the National Association of REALTORS® (NAR) which is a group of over one million agents nationwide. To maintain membership, a REALTOR® must subscribe and abide by a set of moral and ethical values to assure all clients are guaranteed the highest level of integrity and service.
- REALTORS® are Experts You might have sold your home before but a REALTOR® is an expert. A REALTOR® knows the language, knows the nuances of the business, knows the contracts, knows the steps and knows how to solve problems. A REALTOR® also has a wide range of real estate expertise in the form of other associates and members who can aid in any kind of problem or situation as it arises. You are in very god hands with a REALTOR® and you will be very well protected.
- Your Property Will be Exposed to More Potential Buyers When your home is listed by a REALTOR® it will be inserted into the Multiple Listing Service (MLS) which is a massive database of homes, that is now available to the public in most states via the Internet. Your home can only be listed in this MLS system when you list with a REALTOR®. According to the National Association of REALTORS® the majority of buyers find their home using the MLS system. If you are “For Sale By Owner” (FSBO) seller, not only will you not be able to list on the MLS, but REALTOR® with potential buyers will be less inclined to show your home because they risk not getting paid.
- Save Valuable Time Let your REALTOR® do the legwork for you. Marketing a home takes a lot of time in making the marketing materials and adding the home to different listings services and ads. Let your REALTOR® do it. You have more important things to think about.
- REALTORS® Price Your Home Competitively Using current knowledge about your neighborhood, recent sales in the area and the market, information gathered from our MLS systems and in other locations, a REALTOR® will prepare a Competitive Market Analysis (CMA). That way you know your home will be on the right track when it gets listed instead of potentially being way off base in the wrong price range. A REALTOR® remains an objective person in the process and can help keep business at hand and the eye on the prize instead of being overwhelmed with a sense of emotional attachment to the home.
- Legal Safety There are many different forms and contracts associated with a home sale and a REALTOR® has the expertise to know which ones are needed and when and how to get them executed. A REALTOR® can also advise you on forms which might not be in your best interest. A real estate transaction is very complicated and you will need a guide to help get your through the process.
- Make More Money According to the National Association of REALTORS®, homes sold using a REALTOR® make significantly more money than one sold without one! Even with the payment of a commission you are likely to make more money on your home sale.
- Insulate Yourself from Potential Buyers It is much better for you to let another party deal with potential buyers. A REALTOR® will show your home for you enabling the best qualities and features to be seen without the emotional attachment. Buyers feel intimidated and uncomfortable when they deal directly with the owners.
- A REALTOR® Shows Your Home to Qualified Buyers A REALTOR® is not going to waste time showing homes to people who can’t afford them. A potential buyer is first screened and pre-approved for a certain loan amount. This way, you are protected from someone making an offer they can’t support. Without being screened, someone could make you an offer, and once accepted you might pull your home from the market. When it comes time to close the deal you find out this person can not get a loan. It is a tremendous waste of time and an expensive let down.
- REALTORS® are Experienced Negotiators Many sellers are hesitant to bargain with buyers or are just uncomfortable with negotiating. REALTORS® are experienced negotiators and can be a powerful ally when negotiating a contract with a prospective buyer. Your REALTOR® will help you obtain the highest price for your property, review all of the terms and conditions stated in the contract, assist you with inspection reports and coordinate all the closing details.
