A short sale is a solution to a potential foreclosure. If you need to sell due to loss of income, injury, divorce or another situation, a short sale provides you with a viable alternative to foreclosure. Sellers should beware of a myriad of scam artists who ask for upfront fees to handle your short sale or provide for a loan modification. Unfortunately, there are so many scam artists out there, it makes it difficult for Sellers to know which way to go. The best route to take when considering a short sale is to contact your local real estate agent. A real estate agent who has short sale experience is going to personally know a respected and trusted short sale mediator. This mediator will work with the bank in conjunction with the real estate agent to get your home listed at fair market value so that it can sell. A short sale negotiator is often needed so that the case file does not fall through the cracks of the bank's inner workings and head to foreclosure. This happens most of the time when a good negotiator is not involved. What is a short sale? A short sale allows the Seller to sell his/her home for less than what is owed to the bank. In the current market, this may be the only solution for many people who need to sell since market prices have dropped dramatically. For example, many people bought homes back in 2005 when prices were at all time highs. That same house has come down, in market value, from anywhere between $50,000 to $150,000. The amount of foreclosures on the market has also driven down price. Therefore, when someone needs to sell, they realize that they can not sell their home unless they sell their home for less than what they owe. People in this position do not have the extra $50,000 or more to cover the difference. It leaves them with few choices. Keep the home and wait for market prices to rise, go into foreclosure or short sell.
