New Hampshire Residential Real Estate Report for March, 2009

Residential - single family homes.

I skipped over a few months in my market reports.  I have been very busy since the late spring and summer months began, despite all of this rain.  In my last reports, I was combining single family homes, condos and mobile homes.  In retrospect, I should not have lumped them all together, so now I am focusing only on single family homes.  It will have less of a tendency to skew the accuracy.

 This first graph shows that the average selling price in June was up about $10k from last month.  A bit of an encouragement.  But we can see that the average selling price is down from this time last year by about $50k.  So if you bought your home last year, now is probably not the best time to try and sell it, unless $50k is chump change for you.

The next graph is a healthy one.  The number of units sold has increased by about 150 from May, and about the same number of homes this time last year were sold this year.  This means that we are stabilizing.  Prices are down, that is for sure.  The bubble had to burst at some point, but people are still buying!And I know this for a fact because I could not be busier!
