New Hampshire Residential Real Estate Report for January, 2009 Residential - single family, condos and mobile homes. The average sale price for a residential home 10% less than the median price in December 2008, and 20% less than the median price in the January of last year.  The number of residential units sold was down by 217 from the previous month, but only down by 119 from January of 2008.
Although the first graph is frightening, it isn't as bad as it seems. January is normally a tough month in sales. We have seen a progressive market price drop, so it is no wonder that January has shown a median market price decrease. But the bottom graph would indicate that the sales are not slowing down as much as they could. The fact that last December shows more sales than one year ago in January is encouraging. Sales are not dropping, prices are! The absorption rate at the end of January, 2009 for residential units is: 169 weeks. This rate is the number of weeks it would take to sell the entire inventory of residential homes at the present rate of sales.
